Home Buying Guide

Mortgage Application...

Before you meet with your mortgage lender, it is always best to be prepared. The following outlines some of the basic information and documentation your lender will need to start your mortgage application process.

  1. Last 2 years tax returns with all schedules (federal portion only)
  2. Last 2 years W-2’s
  3. Last month’s worth of pay stubs
  4. Information about any other income you receive
  5. Last 2 months bank statements (any & all pages)
  6. Last 60 days of any other asset statements (any & all pages)
  7. List of any creditors and payment amounts such as credit cards, car payment, outstanding loans, child support payments
  8. Copy of driver’s license & Social Security card
  9. Current mortgage statement, tax bill, & insurance bill (if applicable)
Remember that in order to secure a mortgage, your mortgage lender / banker will run a credit report which will reveal any past credit issues, defaults, late payments, bankruptcies, etc. you have had so it is a good idea to be completely up-front with them during your first meeting / discussion. Even if you have past credit issues there may be a mortgage program that would work for you.

Lastly, ask your Realtor® for their opinion and lender referrals. A qualified, experienced agent can generally give you suggestions that are very helpful and a referral to a competant mortgage loan officer.

It is a GREAT time to buy a home so take advantage of today's low home prices and low interest rates.
